The load-bearing structure of the entire Residenza is made from reinforced concrete. The exterior cladding is composed of a special layer of thermal insulation with a lime plaster finish, painted in the pastel hues of the Mediterranean. Inside, the walls and ceilings are finished with plasterwork, while the apartment flooring is created with natural stone and/or high-quality tiles or wood.

The aluminium shutters boast triple or double-glazed windows behind them, blinds and solar protection.

Access to the roof is by stairs via the top floor and boasts 14 cm thermal insulation, as well as natural stone paving. Heating is provided by an air-water heat pump, supported by a gas-fired boiler. A cooling system is also planned in the project.
